Most land lease communities are built in coastal or regional locations. Ingenia Communities Group is taking a different approach.

The ASX-listed business has secured development approval for a boutique over-50s community at Rochedale, 17.9km southeast of Brisbane’s CBD, marking Ingenia Lifestyle’s 30th land lease community.

Ingenia Lifestyle Veda will offer 166 one- and two-storey homes featuring two- and three-bedroom designs, and a resort-style clubhouse on a 7.1 hectare site.

There will be a clubhouse precinct incorporating cinema, games room, gym, yoga and Pilates spaces, swimming pool, workshop, community garden, dog park and pickleball courts.

Ingenia Communities Head of Development – Queensland, Adam Forrester, said the approval represented an important milestone for the business and reflected growing demand for high-quality downsizing options in Brisbane.

“With few resort-style land lease communities available in Brisbane, Ingenia Lifestyle Veda will deliver a new benchmark for Over 50s living and provide local residents with an opportunity to downsize without compromising on quality, lifestyle or location,” Adam said.
“We know many people approaching retirement are looking for a modern, low-maintenance home in a community environment that supports wellbeing, social connection and active living. Ingenia Lifestyle Veda has been specifically designed to meet those expectations.”

Ingenia said the community would be known as Veda, a name chosen to reflect themes of wellbeing, balance and connected living.

The development is close to major transport routes, shopping centres, medical services and recreational areas, including Daisy Hill Conservation Park and the Brisbane Koala Bushlands. Westfield Mt Gravatt is about 6km away, while Brisbane’s CBD and the Gold Coast are within commuting distance.

The approval expands Ingenia Lifestyle’s Queensland portfolio, which stretches from Far North Queensland to the Gold Coast and includes communities in several regional centres.

Queensland remains Ingenia’s largest land lease market, with the state continuing to experience strong population growth and demand from older Australians seeking to downsize into lifestyle-focused communities.

With planning approval now secured, the project can move to the next stage, with construction and sales timeframes expected to be announced in due course.
