Less than six years after opening, apartments at Keyton’s Bernborough Ascot retirement village are changing hands for significantly more than their original sale prices.

The first stage of 69 independent living apartments alongside Doomben Racecourse, 6.5km northeast of the Brisbane CBD, opened in November 2020.

At the time, prices started at $647,000 for a two-bedroom apartment and $1.4 million for a penthouse, Fig Tree House, which was completed in June 2023.

Today, its Stage Three Magnolia House residences are expected to start from around $1.2 million for two-bedroom apartments.

Construction is now underway on Stage Three, which will introduce a new collection of premium residences, penthouses and a full rooftop area incorporating shaded dining areas, barbeque areas, and internal spaces overlooking the racecourse.

“Market interest remains exceptionally strong, with a substantial waitlist of qualified purchasers already in place seeking early access to the next release,” a Keyton spokesperson told The Weekly SOURCE.

Demand for Bernborough Ascot, which is a partnership with Brisbane Racing Club and the first retirement community in Australia to achieve a 6 Star Green Star Communities rating from the Green Building Council of Australia, has increased since the village was launched, according to Keyton.

“As the development has evolved, each stage has attracted heightened buyer interest, supported by thoughtfully designed wellness, café dining and recreation facilities that continue to redefine retirement living in Brisbane,” the spokesperson said.
“The strength of the Bernborough Ascot market is also evident in resale activity across the completed stages. Early purchasers have experienced the growing appeal of the development, with Stage One resale values achieving increases averaging approximately 25% on original purchase prices.”

Bernborough Ascot’s second vertical tower, Poinciana House, which was opened in May 2025, sold all 53 apartments within a year.

With construction by Balmain & Co, Magnolia House is expected to top out later this year.
