Operator behind huge Mackay land lease community revealed

Mackay Regional Council is now considering a third development application for the same site, having already approved two projects totalling 242 lots.

Land lease operator Serenitas, the business behind the Thyme Lifestyle Resorts brand, has reached an agreement with QMackay Pty Ltd to develop the lifestyle resort in Rural View, 11km from Mackay’s CBD, in North Queensland.

Shane Kleve, Principal Planner, for Tetra Tech’s RPS, acting on behalf of the applicant QMackay, says the proposed land lease community will eventually cover the entire lot, with more stages to be lodged. Documents show the site will total 378 homes if approved.

The currently approved Stage 1 and Stage 2 and community facilities will be amended to adapt to the lot size and home designs for Serenitas, which is owned by Mirvac and Pacific Equity Partners Secure Assets and Rob Nichols’ Tasman Capital Partners. 

Serenitas now has over 32 land lease communities across four states, more than 7,000 residents and a rapidly expanding pipeline through its Thyme brand. Earlier this year, the group sold 130 homes in just 89 days.

The Mackay development has progressed in stages since the site was reconfigured on 29 April 2025. Stage 1, comprising 47 dwellings and community facilities, was lodged in October 2025, followed by a 49-dwelling Stage 2 in December. Two further 49-dwelling stages were lodged in July this year.

“This application is for the fifth stage of the retirement facility and proposes 48 dwellings which will be an extension to the first four stages of the development,” RPS stated on 28 July.

“This application and subsequent stages will primarily provide for additional dwellings, though a secondary vehicle entry point and caravan/boat parking area will be included in one of the future stages in the northern section of the site.”

Solana Northern Beaches is also building a 244-home land lease community in Rural View.
