LDK Seniors’ Living reduces plan for first QLD venture

The private aged care operator lodged the development application for its first venture in Brisbane in January.
LDK Seniors’ Living had filed plans for 155 units across two buildings – the first seven storeys with a recessed rooftop level (Building A) and the second six storeys (Building B) – on a 11,952sqm site in the bayside suburb of Brighton, 28km north of Brisbane’s CBD.
The development would include 19 higher care and memory care units, in a two-stage development, plus 292 car parks and 58 bicycle spaces.
Brisbane City Council advised LDK Seniors’ Living that the proposed heights for The Baybrook “exceed the acceptable outcome of four storeys” for sites adjoining a residential area, where surrounding housing is up to two storeys high.
In response, Toby Heap, Principal Planner at Therefor Group, has lodged amendments to the plans – which are still higher than the Council says it will permit.
The changes include an additional storey on Building A, a recessed extra storey on Building B, a slight increase to the central podium height, changes to building setbacks and an amended roof profile for Building A.
The number of units has also been reduced to 148, while carparking has been revised down to 217 spaces.
The Council has sought permission for the decision period to continue until 7 August.
