A development application has been submitted to build a new 38-home gated community on an undeveloped lot in Bega on the NSW South Coast.

Kwan Family Investment Holdings lodged the DA with Bega Valley Shire Council on 17 June proposing to build two rows of duplex units, with community facilities in between the two rows, including a 25m swimming pool, a communal building, and an outdoor barbecue.

Documents submitted to Council state the project, valued at $10.3 million, will feature 17 single-storey duplexes, with four additional attached dwellings.

Each property will include two bedrooms, including a master bedroom with an ensuite, a bathroom and laundry with powder room, an open-plan kitchen with a dining and living space, a patio, and a single lock-up garage.

“This development is designed to offer accessible housing to seniors in a community-focused environment and is in line with the vision and values outlined in the Bega Valley Shire Community Strategic Plan,” the developer stated in documents to Council.

By 2036, Bega Valley Shire resident are expected to be overweight in 70 years or older and the region needs at least 2,500 new affordable housing units by 2040.
