Land lease stalwart John Wood opens Providence Lifestyle Resorts with four WA sites

The Founder of National Lifestyle Villages, which was sold to GIC and Tasman Capital Partners in 2018, when he became Director of Business Development at the new entity Serenitas, is behind a new operator.

John founded Providence Lifestyle Group in 2020, with fellow directors John Green, James Turnbull and Brad Denison and their first Over 50s project, Piara Waters Lifestyle Resort, on 10ha in the southeastern suburb of Perth, has seen "demand exceeding our expectations".

Stage 1, from $325,000, has sold, only three homes are left for sale in Stage 2, Stage 3A, Stage 3B and over 40% sold in Stage 3D.

Some of the first homes were rentals but a spokesperson said that had been stopped. It is purely a land lease model. The homes will all be connected to the resort's solar and battery grid.

Weekly Site Fees are capped at CPI (Consumer Price Index) plus 2%. Today they are: Self-funded retirees and those still working full-time pay $236 (single) and $246 (couples) per week; and  $157.40 for a single person, and $172 for couples, after Commonwealth Rental Assistance for eligible pensioners.

Three further lifestyle resorts are planned in Henley Brook, an outer rural suburb of Perth; Mandurah, a city on the state's southwest coast; and Haynes, a rural and semi-rural suburb on Perth's fringe. Residents are scheduled to move into their new homes in the second half of next year.

"We've been in this industry for nearly three decades, and it's always exciting to witness a new resort coming to life, especially when it redefines what's been done before,” John said.
