Living Gems scales back proposed Tamborine Mountain land lease community

The operator has reduced its proposed land lease community on Tamborine Mountain, QLD, in response to community and council concerns.

The number of homes has been cut from 166 to 141, the overall footprint reduced, and green space and peripheral buffering increased to 4.5 metres to lessen the impact on neighbouring properties.

The development application – lodged in March last year by James Brownsworth of Innovative Planning Solutions on behalf of LG Resorts No 1 Pty Ltd, with plans branded under Living Gems – seeks approval for a material change of use to establish a retirement facility on an 8.85ha former avocado orchard in the Scenic Rim Region, 39.6km from the Gold Coast.

At a recent community meeting, Catherine Wells, Director of O’Hara Wells Aged Care Industry Consultants, said her research indicated most homes would be purchased by locals. She also dismissed concerns over local medical service capacity, citing evidence that residents of over-50s villages tend to be healthier and place less demand on health services.

Living Gems National Development Manager Darren McKenzie said the redesign would also ensure a number of neighbouring properties are no longer affected by flood water.

The Scenic Rim Regional Council’s consultation period for the proposal has now closed.
